A prestigious new £68 million development, presently being constructed by Dandara, on abandoned industrial land, right on the St Hellier waterfront in Jersey.

The development, which has magnificent views across the marina to Elizabeth Castle, consists of two blocks, Le Caplain and Millais House, both built around internal courtyards. The basement car park, which extends for two levels below the two blocks, is under constant threat from the encroaching sea, with a spring tide reaching a height half way up the car park second level.

Award winning Castle Quay is designed by Eric R Kuhne & Associates and Axis-Mason Architects, working together with structural engineers Walsh Associates. It will contain 341 luxury apartments, together with 75,000 sq ft of commercial space, bringing together residential with retail, restaurants, office and entertainment. The two level basement car park will have 439 spaces, designed mainly for residents but incorporating 70 public spaces.

Construction of the basement presented a real challenge, because of the considerable tidal movement. Work had to be timed to coincide with low tides, as the basement area was under water at other times.


Project requirements

With the car park being submerged in water at high tide, the concrete needed to provide a complete watertight, protective shell.

Sika® Watertight Concrete System, SikaSwell® Jointing System.

Ronez supplied in excess of 4,000 cubic metres of Sika® Watertight Concrete to the project. Construction joints were sealed with the SikaSwell®jointing system, which consists of joint sealing profiles that expand on contact with water to seal any voids between adjoining concrete slabs.
